Watch out
  • High-pressure language ("URGENT CASH OFFER," "ACT NOW," "WE BUY UGLY HOUSES") produces lower response rates and higher complaint volume than the calibrated tone above.
  • Pre-foreclosure mail should be tone-adjusted further DOWN — recipients are publicly distressed and respond very poorly to aggressive language.
  • Several states have anti-solicitation rules for distressed-property owners (California, Texas, Florida among others). Check state-specific requirements before mailing pre-foreclosure lists.
  • Comply with the federal Equal Credit Opportunity Act — no targeting by protected class (race, religion, familial status, etc.) in any list filter or letter content.
