- High-pressure language ("URGENT CASH OFFER," "ACT NOW," "WE BUY UGLY HOUSES") produces lower response rates and higher complaint volume than the calibrated tone above.
- Pre-foreclosure mail should be tone-adjusted further DOWN — recipients are publicly distressed and respond very poorly to aggressive language.
- Several states have anti-solicitation rules for distressed-property owners (California, Texas, Florida among others). Check state-specific requirements before mailing pre-foreclosure lists.
- Comply with the federal Equal Credit Opportunity Act — no targeting by protected class (race, religion, familial status, etc.) in any list filter or letter content.

Direct mail is the practice of sending physical mail (postcards, letters, yellow letters) to property owners to generate inbound calls about selling. Despite the rise of digital channels, direct mail remains the dominant lead-generation channel for residential wholesalers in 2026.
An absentee owner is a property owner whose mailing address does not match the property address — typically an out-of-state landlord, an inheritor who never moved in, or a vacation-home owner. Absentee-owner lists are the bread-and-butter lead source for residential wholesalers.
