Who we are

Metro Deal Report ("we", "us", "MDR") publishes editorial and data-driven content for real-estate investors at metrodealreport.com. For privacy questions, contact editor@metrodealreport.com.

What we collect

• Newsletter signups: the email address you submit, along with the timestamp, IP address, browser user-agent, and referring URL. We use this to deliver the newsletter and detect abuse of the signup form.
• Server logs: nginx and our application logs record IP addresses, request paths, and timing data for security and reliability. Logs are rotated regularly.
• Analytics: we may use privacy-respecting analytics (e.g. Plausible, GA4) that record aggregate page views, referrers, and approximate location at the country/region level. We do not sell analytics data.
• Ads: if Google AdSense or another ad network is enabled, those vendors may set their own cookies and identifiers per their respective policies. You can opt out at google.com/settings/ads.

How we use it

• To send the newsletter you subscribed to.
• To run, secure, and improve the site.
• To measure aggregate audience and content performance.
• To detect and block abuse (spam signups, scraping, etc.).

What we don't do

• We don't sell your personal data.
• We don't share your email with sponsors or third parties without consent.
• We don't use dark patterns to obscure unsubscribing.

Third-party services

We use the following processors:

• Hetzner (hosting) — server logs containing IP addresses.
• Cloudflare / Google / public DNS — DNS resolution.
• Resend (optional) — newsletter delivery, when enabled.
• Google AdSense / other ad networks (optional) — display ads, when enabled. These set their own cookies.

Cookies

MDR's own pages do not set tracking cookies. Embedded ad units may set cookies controlled by the ad network — see their privacy policy. You can block cookies in your browser settings.

Your rights (GDPR / CCPA)

You can request access to, correction of, or deletion of any personal data we hold about you. Email editor@metrodealreport.com. We'll respond within 30 days.

Children's privacy

MDR is intended for an adult, professional audience and is not directed at children under 16.

We'll update the "Last updated" date at the top of this page when this policy changes. Material changes will also be noted in the newsletter.
