$5,000
$5,000 will not buy you a property. But it will fund your first wholesale deal, your first REIT position, or your first month of cold-call marketing if you treat it like seed capital, not down payment.
$10,000
$10,000 still doesn't buy a property in most markets, but it doubles your runway for wholesaling, qualifies you for a low-MOQ crowdfunding deal, or covers your first cold-calling VA for a year.
$25,000
$25,000 is the inflection point — enough for a real down payment on a starter rental in a $150-250k market, enough to fund a 6-month wholesaling operation, or enough to participate in a 506(c) syndication at a comfortable position size.
$50,000
$50,000 unlocks serious deployment options — 2-3 BRRRRs in the right markets, conventional rentals in $200-300k markets, multifamily syndication at meaningful position size, or 18 months of fully-staffed wholesaling.
$100,000
$100,000 is the threshold for serious portfolio building. Five to ten BRRRR-cycle properties over 24 months. Two to three conventional rentals. A meaningful syndication position. Or the down payment on a small multi-family that supports a $1-2k/mo income stream.
