Use the $5k to fund 60-90 days of direct mail or cold-calling on a tight absentee-owner list. A single wholesale assignment at $8-15k pays for the next round and starts the flywheel.

Local market knowledge, willingness to do the unsexy work (calls, mailers, driving for dollars), 6-12 months runway before income.

REIT investments

strong

Public REITs (VNQ, SCHH, individual names) give you diversified real-estate exposure with full liquidity. 7-10% historical annual returns, fully passive.

A brokerage account. That's it.

Crowdfunding (Fundrise, Arrived, Realty Mogul)

workable

$10-1,000 minimums for fractional shares of rental properties. Less liquid than REITs, returns historically similar (7-12% targeted, mid-single-digits realized).

A few hundred dollars minimum. Patience for the 5-10 year hold periods.

Bird-dogging for a wholesaler

Drive neighborhoods, identify distressed properties, hand them to an established wholesaler for a $500-2,000 finder fee per deal that closes.

Worked example

$5,000 → 2,500 yellow letters at $2/piece all-in (printing + postage + skip-trace + list) → typical 0.5-1% inbound call rate = 12-25 calls → 1-2 contracts → 1 assignment at $10,000 fee. Net to wholesaler: $5,000+ after the initial spend. Reinvest into the next campaign.

Watch out
  • Do NOT use $5,000 as a down payment on a $25,000 property and call it real estate investing — sub-$50k homes are operationally complex and often net-negative in year one.
  • Avoid "guru" programs that promise to teach you real estate for $2,000-5,000 — the same content is free on BiggerPockets / YouTube / this site.
  • Wholesaling at this capital level requires personal time (calls, driving) — if you have $5k but no time, REITs are the better fit.
