For operators who do real work in the field — driving for dollars, walking properties, checking rent comps at the curb — the right tools are the ones built phone-first.

Mobile app is meaningfully better than PropStream's. Acceptable for D4D, list-building on the go, and lead status updates. Not as polished as DealMachine for pure D4D.
D4D-primary operators default to DealMachine. Investors who do a lot of in-field deal screening default to Rentometer for fast rent comps. BatchLeads mobile is acceptable for operators already on BatchLeads but not a reason to switch to it.

Can I replace my desktop tool with mobile-only?
Not really. Mobile apps are good for capture + lookup but weak for the analytical work (comp pulls, list building, document creation). Most successful operators use mobile for field work and desktop for back-office.
