The Best Mobile-First REI Tools (Driving for Dollars + Field Work)

Most REI software is desktop-first. The three tools below are designed primarily for the phone — useful for D4D, in-field deal evaluation, and on-property data lookups.

3 TOOLS RANKED · INDEPENDENT REVIEW

The desktop-first REI tools (PropStream, REIPro, PropertyRadar) all have mobile apps now, but they're adaptations of desktop products — not designed mobile-first. For operators who do real work in the field — driving for dollars, walking properties, checking rent comps at the curb — the right tools are the ones built phone-first.

The three below cover the main mobile use cases. None of them replace your desktop primary tool; they complement it for field workflows.

  1. 01
    DealMachine
    SOURCING · FROM $99/MO · SINCE 2016
    Visit

The category-defining mobile app for REI. Tap-to-mail D4D flow has no peer. Built around the phone, not adapted to it.

  2. 02
    Rentometer
    DATA · FROM $0/MO · SINCE 2008
    Visit

Single-purpose rent lookup that takes 30 seconds in the field. Saves opening a desktop deal analyzer when you just need a quick number during a drive.

  3. 03
    BatchLeads
    SOURCING · FROM $99/MO · SINCE 2017
    Visit

Mobile app is meaningfully better than PropStream's. Acceptable for D4D, list-building on the go, and lead status updates. Not as polished as DealMachine for pure D4D.

Bottom line

D4D-primary operators default to DealMachine. Investors who do a lot of in-field deal screening default to Rentometer for fast rent comps. BatchLeads mobile is acceptable for operators already on BatchLeads but not a reason to switch to it.

FAQ

Frequently asked.

Can I replace my desktop tool with mobile-only?

Not really. Mobile apps are good for capture + lookup but weak for the analytical work (comp pulls, list building, document creation). Most successful operators use mobile for field work and desktop for back-office.
