Rentometer Review

Single-purpose rent comp tool — type in an address, get the local rent comp distribution. The go-to for fast rent estimation when DealCheck or PropStream feels overkill.

UPDATED MAY 2026 · FROM $0/MO

Rentometer does one thing: tell you what a property should rent for based on nearby comps. Type in an address + bedrooms/baths/sqft, and it returns the distribution of rents on comparable properties — typically pulled from public listings sources. Not as rich as the integrated rent data in PropStream or DealCheck, but meaningfully faster for one-off lookups during driving-for-dollars or initial deal screening.

Strengths
  • 60-second lookup beats opening DealCheck or PropStream
  • Comp source transparency lets you verify the data
  • Free tier is enough for very low-volume use
  • API access on Pro Plus enables custom underwriting workflows
Weaknesses
  • Comp pool is shallower in low-density markets and rural areas
  • Doesn't include property data (purchase price, taxes, etc) — purely rent-focused
  • No skip-trace, no mailer, no CRM — just rent comps
  • Single-tool — operators need 3-4 others to complete the workflow
Best for

Quick rent screening during deal flow, especially during driving-for-dollars when you need a number in seconds. Also valuable as a sanity check against rent estimates in your primary deal-analysis tool.

Worst for

Investors who already use PropStream or DealCheck (both include rent estimation) — adding Rentometer is redundant. Also poor for rural / low-density markets where the comp pool is thin.

Verdict

Rentometer is the unsexy utility that ends up in every serious operator's tab list. $29 is fair for a tool that saves 5-10 minutes per deal evaluation. Skip the Pro Plus tier unless you specifically need the API or are running 100+ lookups per month.

Features

  • Instant rent comp lookup by address + property characteristics
  • Comp distribution (median, 25th/75th percentile, range)
  • Comp source attribution (which listings drove the estimate)
  • PDF report exports (Pro Plus)
  • Historical rent data (2+ year trend per area)
  • API access (Pro Plus)
  • Browser extension for in-MLS lookups
