PropStream is the de-facto standard for wholesalers and investors who need MLS-quality property data, owner records, and list-building in one platform. The data is deep — owner names, mortgage details, sales history, foreclosure status, equity estimates — and the list-builder filters are the broadest in the category. The skip-trace and DM mailer add-ons keep workflow in one tab. Where PropStream falls short: the UI shows its age, and the mobile app is meaningfully weaker than DealMachine.

Driving-for-dollars-first operators who live on their phone — DealMachine is the better tool for that workflow. Also a poor fit for very low-volume operators (1-2 mailings per quarter) who won't exhaust the records quota.
PropStream remains the safe-default choice for serious wholesalers and BRRRR investors who need data depth and list-builder flexibility. The price is fair for the value, the data is reliable, and the workflow keeps everything in one tab. The two complaints heard most often — dated UI and weak mobile — are real but not blockers for desktop-first operators.
