PropertyRadar Review

Property data + list-building platform that started in California and has grown to national coverage with deeper filters than PropStream on niche lists.

UPDATED MAY 2026 · FROM $99/MO

PropertyRadar is PropStream's most credible competitor in the property-data space. It started as a California-only tool with deeper data than anyone else in that market, then expanded nationally — though data depth still varies by state. The list-builder filters are arguably more powerful than PropStream's for the most-used investor segments (high-equity, absentee, NOD). Mobile app is mid-pack — better than PropStream's, weaker than DealMachine's.

Pricing
Essentials
$99/mo

50 record exports/mo. Suitable for very-low-volume operators.

Pro
$149/mo

500 exports/mo, skip-trace credits, mailer integration.

Premier
$299/mo

Unlimited exports, team seats, premium support.

Strengths
  • California data is genuinely the best in the industry (decade head-start in that market)
  • List-builder UX is more discoverable than PropStream's
  • List-monitoring feature finds new matches for saved filters automatically
  • Equity / LTV calculations include more underlying signals than PropStream's
Weaknesses
  • Non-California state data depth varies — usually competitive with PropStream, sometimes thinner
  • Pricing tier limits (50 exports on Essentials) bite small operators fast
  • Premier tier ($299) is the only one with unlimited exports — pricey for solo operators
  • Direct-mail templates feel dated vs DealMachine's mobile flow
Best for

California-focused operators (best-in-class state data) and operators who value list-monitoring + filter discoverability over the deepest absolute data depth.

Worst for

Low-volume operators who would burn the Essentials 50-export cap monthly. Also a poor fit for direct-mail-primary operators outside California — PropStream's mail integration is more mature.

Verdict

PropertyRadar is the credible PropStream alternative — meaningfully better in California, competitive most other places, more thoughtful UX overall. The pricing structure is the main friction: Pro at $149 is the right tier for most serious operators but feels expensive vs PropStream's $99 entry. Worth the premium if list-monitoring saves you the manual re-running.

Features

  • Property + owner data with state-level coverage variance
  • List-builder with 50+ filters (better UI than PropStream)
  • Detailed equity calculations + LTV estimates
  • Pre-foreclosure (NOD / lis pendens) lists
  • Skip-trace integration (per-credit pricing)
  • Direct-mail integration with custom templates
  • iOS + Android apps with map-driven sourcing
  • List monitoring (alerts on new properties matching saved filters)
