What is Buyers List?
A buyers list is a wholesaler's curated database of cash buyers (investors, flippers, landlords) who can close on wholesale contracts quickly. Building and maintaining a strong buyers list is the single highest-leverage activity for any wholesaler — without buyers, contracts are worthless.
The myth is that wholesalers find deals. The reality is wholesalers find buyers, then find deals to match. A wholesaler with 200 vetted cash buyers in a market can move almost any reasonable deal in 48 hours; a wholesaler with three buyers will sit on great deals while they bleed earnest money.
Buyers-list building tactics in 2026: free property meetups, Facebook investor groups (Atlanta REIA, Phoenix Real Estate Investors, etc.), MLS sold data filtered for cash purchases (those buyers ARE your buyers list), Bigger Pockets / Reddit threads, and direct outreach to active flippers via county records of recent flip sales.
A high-quality buyers list is segmented: flippers vs. landlords vs. BRRRR operators vs. agents, with neighborhood preferences, price ranges, and tested response times. When a deal comes in, segmenting determines who gets the first call.
